Very good initiative
1 Inspect the property and check for defects if any in construction, leakages,line and level of works
Door and windows fixtures including screws for hinges , floor and skirting levels, electrical switch boards etc
(You will be surprised to know that while taking over the apartment of my son I had Listed 29 defects of a reputed builder.The engineer was surprised and informed me that till date everyone had accepted and taken over without pointing any single defect But when I showed my card he simply kept quiet and requested me that being a civil engineer some cannot be redone and said that whatever possible he will attend to it
After attending to the possible defects I took over the flat
Next regarding the documents
We should insist on the production of original sanctioned plan , compare with the Actuals to ensure that it's built as per approved plan INCLUDING ALL AMENITIES
Ask for CC and OC issued by the corporation who sanctioned the plan
Copy of the approved plan duly attested/ signed by the builder should be insisted
