Municipal Drawing
Key Plan or Location Plan:

A Key plan drawn to a scale of not less than 1:4000 shall be submitted along-with the application for development permission and commencement certificate showing the boundary locations of the site with respect to neighborhood lead-marks.

Site Plan:
The site plan shall be prepared with an application for permission drawn to a scale of 1:500 showing in addition the following.
a. the boundaries of the site and of any contiguous land belonging to the owner of the site
b. the position of the site in relation to neighboring streets
c. the names of the streets on which the building is proposed to be situated, if any
d. all existing buildings contained in the site with their names (were the buildings are given names) and their numbers
e. the position of the building and other buildings, if any, in relation to –
  • the boundaries of the site and in a case where the site has been partitioned, the boundaries of the portions owned by others ;
  • all adjacent steels, buildings (with number of storeys and height) and premises within a distance of 12 m. of the work site and of the contiguous land (if any) referred to in (a); and
  • if there is no street within a distance of 12 m. of the site, the nearest existing street with its name;
f. the means of access from the street to the building, and to all other buildings (if any) which the applicant intends to erect upon his contiguous land referred to in (a) above,
g. the space to be left around the building to secure free circulation of air, admission of liand access for scavenging purposes,
h. the width of the street (if any) in front and of the street (if any) at the side or near the building;
i. the direction of the north line relative to the plan of the building;
j. any existing physical features, such as wells, tanks, drains or trees ;
k. the ground area of the whole property and the break-up of the covered area on each floor with the calculations for percentage covered in each floor in terms of the total area of the plot as required by the Regulations governing the coverage of the area,
l. Overhead electric supply lines including space for electrical transforming sub-station according to the requirements of the electric distribution licenses, water supply and drainage line,
m.Such other particulars as may be prescribed by the Commissioner.

Sub-Division / Lay-Out Plan:
A sub-division layout plan to a scale of not less than 1:500 which shall be duly authenticated by the appropriate officer of District Inspector of Land Records / containing the following
a. scale used and the north line
b. the location of all proposed and existing roads with their names, existing / proposed / prescribed width within the land;
c. dimensions of plot along with the building lines showing the set-backs with dimensions with each plot

i) the location of drains, sewers, public facilities and services, electric lines, etc.,
ii) a table indicating the size, area and use of all the plots in the sub-division / layout plan
iii) a statement indicating the total area of the site area utilized under roads, open spaces for parks, playgrounds recreation spaces and development plan designations, reservations and allocations, schools, shopping and other public places along with their percentage with reference to the total area of the site.
iv) In the case of plots which are sub-divided, in built-up areas, in addition to the above the means of access to the sub-division from existing streets, and in addition, in case of plots which are sub-divided in built up areas the means of access to each sub-plot from existing streets.

Building Plan:
The plans of the building with elevations and sections accompanying the notices shall be drawn to a scale of 1:100 and shall-

a) include floors together with the covered area clearly indicating the size of the rooms, the position and which of staircase, ramps and other exit-ways, lift-wells, lift machine rooms and lift pit details, meter room and electrical sub-station. It shall also include the ground floor plan as well as the basement plan and shall indicate the details of parking spaces, loading and un-loading spaces, if required to be provided around and within the building as also the access ways and appurtenant open spaces with projection in dotted lines, the distance from any building existing on the plot in figured dimensions along with the accitory building. These plans will also contain the details listed in D. C. Rule (Form 1 of Appendix X)
b) show the use or occupancy of all parts of the buildings;
c) show the exact location of essential services, e.g. water closet (W.C.) sink, bath;
d) include sectional drawings clearly the sizes of the footings, thickness of basement wall, wall construction, size and spacing of framing members, floor slabs and roof slabs with their materials. The section shall indicate the heights of the building and rooms and also the height of the parapet and the drainage and the slope of the roof. At least one section should be taken through the staircase. The structural plan giving details of all structural elements and materials used along with structural calculations can be submitted separately, but in any circumstances before the issue of the development permission / commencement certificate.
e) Show relative levels of streets ;
f) Indicate details of basket privy / served privy, if any
g) Give dimensions of the portions projecting beyond the permissible building line ;
h) Include a terrace plan indicating the drainage and the slope of the roof
i) Indicate north line relative to the plans;
j) Give a schedule of doors, windows and ventilators
k) Provide such other particulars as may be prescribed by the Commissioner

Provide that with the building plans for multi-storeyed high rise or special buildings, the following additional information shall be furnished or indicated on the buildings plans;

a) access to fire appliances / vehicles with details of vehicular turning circle and clear motor-able access-way around the building.
b) Size (width) of main and alternative staircase along with the balcony approach, corridor, ventilated lobby approach
c) Location and details of lift enclosures
d) Location and size of fire lift
e) Smoke stop lobby door, where provided
f) Refuse - refuses chamber, services duct, etc.
g) Vehicular loading and unloading parking spaces
h) Refuse area, if any
i) Details of air-conditioning system with position of fire dampers, mechanical ventilation system, electrical services, (with dimensions of electrical transforming sub-stations etc.) boilers gas pipes, meter rooms etc.,
j) Details of exists, including ramps, etc., for hospitals and special risks,
k) Location of generator, transformer and switch gear room
l) smoke exhaust system, if any
m) details of the alarm system
n) location of centralized control, connecting all fire alarms, built-in fire protection arrangements and public address system etc;
o) location and dimensions of static water storage tank and pump room along with fire services inlets for mobile pump and storage tank;
p) location and details of fixed fire protection installation such as sprinklers, wet hose reels, denchers, carbon-dioxide (Co2) installations, etc., and
q) location and details of first aid and fire fighting equipment / installations.

Service Plan:
Plan and sectional elevations of private water supply, sewage disposal system and details of building services where required by the Commissioner, shall be made available on & scale of not less than 1:100 before undertaking such work.



Main Working Drawing

Note: Working drawing shall be exactly as per Municipal Drawings and Presentation Drawings,. There should not be any difference between them.

7. Layout of water supply lines including levels of inlet & outlet locations

10. Layout of roads, pavements and footpaths
11. Layout of steel lighting and compound wall lighting
12. Location of portions reserved for garden, children playground, swimming pool etc.
13. Boring location and layout
14. Building dimensions given shall be tally with those given in building plans
15. Reference lines shall be given. There should be two reference lines one along the X axis and the other along Y axis. All layouts shall have dimensions from these axes. Alternately, a grid plan should be given.
16. Road levels, ground, plinth etc., levels shall be given in relation to the established bench marks.

16. Door and window types shall be given
17. Direction of door openings shall be given
18. Schedule of finishes for floors, dado, walls etc., shall be given
19. Any other information, if mentioned in drawing shall be complete (detailed) and correct.

L Following points should be checked for above Drawings:

1. Check all dimensions and complete with those on other related drawings
2. Check all levels and compare with those on others
3. Check if all sections are given
4. Check if details of sills, inlets, paradis, canopies, chajjas etc., are given
5. Check the dimension of treads and risers & ensure these tally with floor plans
6. Check the dimensions of centre line drawing and tally with floor plans
7. Check details of toilets and kitchens. Details should give all dimensions, levels and finishes
8. Check details of all railings, for balcony, stairs, terraces etc.
9. Check if floor slopes have been given
10. Check if the pipe outlet leads into the duct or not
11. Check levels of sunken slab
12. Check all headroom of stairs and steps


STRUCTURAL DRAWING

Structural Consultant's Scope of Services:

1. Concept Stage:
1.1 To study the set of preliminary architectural drawings and identify alternative structural solutions which may require further study and necessary revision.
1.2 Inspect the site and initiate normal self investigation work
1.3 Prepare structural scheme drawing at 1:200 scale showing the recommended solution.

2. Preliminary Stage:
2.1 To finalize the method and programme for the construction of the structural framework of the buildings.
2.2 Prepare structural out line drawings at 1:100 scale based on the approved scheme drawings.
2.3 Prepare preliminary estimate of cost of the structural items of work
2.4 Prepare drawings, typical design calculations and such other documents for submission to the local authorities.

3. Tender Stage:
3.1 Carry out preliminary structural design and computer analysis for lateral loads etc.
3.2 Prepare final structural design based on final analysis of the entire structure
3.3 Prepare tender drawings at 1:100 scale giving all the information necessary for the contractors to visualize their scope of work.
3.4 Prepare a statement of quantities of structural items of work to be included in the tender documents and present a rough estimate of cost.
3.5 Prepare typical working drawings for all the important structural elements within the building to enable the bidders to estimate their rates accurately.
3.6 Prepare detailed specification for all the structural items.
3.7 Issue six copies of tender drawings.

4. Detailed Design State:
4.1 Prepare working drawings for the project
4.2 Issue six copies of drawings bearing “Valid for construction” stamp
4.3 Issue Bar bending schedules for all the items of structural work
4.4 Prepare drawings, typical design calculations and such other documents for submission to the local authorities.
4.5 Issue specification of steel along with I.S. Code no.
4.6 Prepare requirement of steel – in various members like foundation, beam, slab, columns etc.

5. Construction State:
5.1 To discuss and finalise the construction programme including temporary works as well as special construction techniques etc. with the selected contractor.
5.2 (a) Advise on testing of various materials to be incorporated in the construction
(b) To check mix design submitted by contractors
5.3 Make periodic site visits as considered necessary to co-ordinate the work and to give guidance to the clerk of works appointed by the owner.
5.4 Check and certify the quality of structural items of work and advise the owner about problems if any
5.5 Scrutinize the proposals submitted for modifications if any in the final plan or architectural features causing changes in the pattern of loading on the structure.
5.6 Make final site visit to impact the completed building and issue of the final “Stability Certificate” for submission to the concerned authorities.
5.7 Prepare drawings, typical design calculations and such other documents for submission to the local authorities.

6. Check List:
1. All layouts are as per architectural drawings.
2. If dobra plans are provided, check dimensions and orientation of columns with architectural drawings
3. Minimum depth of footing have been given
4. Concrete grade is to be given
5. Check all dimensions and sections
6. Check all reinforcement details, at junction ensure reinforcement details are not congested to prevent vibration of concrete
7. Check details of all stirrups are given
8. Check depth of beams if these foul with floor heights
9. Check depth of beams over door / windows to ensure enough gap is available for provision of inlet and masonry otherwise beam depths to be modified over door / window opening
10. Check all sunken slabs are as per architectural requirements
11. Check all details of joggling of bars to reduce the column and also at column, beam functions
12. Check typical detail mode of measurement
13. Check details of laps in reinforcement bars in compression and in tension
14. Check details around cut outs and sleeves in structural member
15. Check preferable location of cold, joints, construction joints and its details

LANDSCAPE DRAWING

Note:
1. The Landscape Architect shall provide the following details and shall be made in consultation with main Architect.
2. All landscape drawings should be prepared in two stages.

a) Conceptual Stage :
Preliminary soft / hard landscape
Preliminary designing of entire scheme of all the area of plot :
i) Large open spaces
ii) Side and surroundings of roads
iii) Design / Development of large recreational area
iv) Surroundings of amenities / services building like club, school, temples, shopping centers, swimming pool, etc.

1.3 Prepare the report indicating the loading parameters and other important factors
1.4 Prepare the scheme drawing showing the locations of receiving station, substation and route of cable trenches inside the plot

2 Preliminary Stage:
2.1 Preparation of the basic scheme including visit and inspect the site if required
2.2 Preparation of detail specifications, designs with estimate
2.3 Prepare preliminary estimate cost of the work
2.4 Prepare drawings, typical design calculations and such other documents for submission to the local authorities

3. Tender Stage:
3.1 Preparation of tender documents comprising bill of quantities, Technical Specification, list of approved manufacturers and detailed drawings showing :

3.3 Meeting with tenderers and clarify the discrepancies

PLUMBING & WATER SUPPLY DRAWING

Plumbing and Water Supply Consultant.

A. Scope of Services

1. Concept Stage:
1.1 To study the set of preliminary architectural drawing and identify due position and alternative routes which may require further study and necessary revisions.
1.2 Inspect the site if required
1.3 Prepare the preliminary report and rough indication of the estimated cost as per Architect’s / Owner’s requirements.
1.4 Study various alternatives schemes for water supply, sewage disposal etc., and preparation of estimate.

2. Preliminary Stage:
2.1 Preparation of basic schemes as per owner’s requirements.
2.2 Preparation of drawings of the schemes approved by the owners.
2.3 Preparation of the estimate of cost
2.4 Prepare the set of drawings of the scheme approved by the owner for submission of the local authorities such as Drainage, Water Department and Fire Brigade and local authorities for obtaining their approval.

3. Tender Stage:
3.1 Prepare tender drawings giving all the information necessary for the contractors to visualize their scope of work.
3.2 Prepare schedule of quantities, general specification based on the approved design and prepare tender documents for each services.
3.3 Prepare typical working drawings for all the important elements within the building to enable the bidders to estimate their rates accurately.
3.4 On the basis of the schedule of quantities and specifications prepare estimated cost of the work for each services.
3.5 Invite tenders, advise the owner for the selection of the contractors and prepare contract document.

4 Execution Stage:
4.1 Preparation and supply of the execution drawings for the project
4.2 Visit to site by Senior Engineer / Consultant for periodical inspection and when necessary during the period of execution of the work and convey decision and instruction to site from time to time.
4.3 Testing the commissioning of work and checking and certifying the bills of contractors.
4.4 Get all the defects rectified during the defects liability period. This shall be deemed to have completed when the virtual completion certificate is issued by the consultant for the respective work.

Municipal Drawing
Key Plan or Location Plan:

A Key plan drawn to a scale of not less than 1:4000 shall be submitted along-with the application for development permission and commencement certificate showing the boundary locations of the site with respect to neighborhood lead-marks.

Site Plan:
The site plan shall be prepared with an application for permission drawn to a scale of 1:500 showing in addition the following.
a. the boundaries of the site and of any contiguous land belonging to the owner of the site
b. the position of the site in relation to neighboring streets
c. the names of the streets on which the building is proposed to be situated, if any
d. all existing buildings contained in the site with their names (were the buildings are given names) and their numbers
e. the position of the building and other buildings, if any, in relation to –
  • the boundaries of the site and in a case where the site has been partitioned, the boundaries of the portions owned by others ;
  • all adjacent steels, buildings (with number of storeys and height) and premises within a distance of 12 m. of the work site and of the contiguous land (if any) referred to in (a); and
  • if there is no street within a distance of 12 m. of the site, the nearest existing street with its name;
f. the means of access from the street to the building, and to all other buildings (if any) which the applicant intends to erect upon his contiguous land referred to in (a) above,
g. the space to be left around the building to secure free circulation of air, admission of liand access for scavenging purposes,
h. the width of the street (if any) in front and of the street (if any) at the side or near the building;
i. the direction of the north line relative to the plan of the building;
j. any existing physical features, such as wells, tanks, drains or trees ;
k. the ground area of the whole property and the break-up of the covered area on each floor with the calculations for percentage covered in each floor in terms of the total area of the plot as required by the Regulations governing the coverage of the area,
l. Overhead electric supply lines including space for electrical transforming sub-station according to the requirements of the electric distribution licenses, water supply and drainage line,
m.Such other particulars as may be prescribed by the Commissioner.

Sub-Division / Lay-Out Plan:
A sub-division layout plan to a scale of not less than 1:500 which shall be duly authenticated by the appropriate officer of District Inspector of Land Records / containing the following
a. scale used and the north line
b. the location of all proposed and existing roads with their names, existing / proposed / prescribed width within the land;
c. dimensions of plot along with the building lines showing the set-backs with dimensions with each plot

i) the location of drains, sewers, public facilities and services, electric lines, etc.,
ii) a table indicating the size, area and use of all the plots in the sub-division / layout plan
iii) a statement indicating the total area of the site area utilized under roads, open spaces for parks, playgrounds recreation spaces and development plan designations, reservations and allocations, schools, shopping and other public places along with their percentage with reference to the total area of the site.
iv) In the case of plots which are sub-divided, in built-up areas, in addition to the above the means of access to the sub-division from existing streets, and in addition, in case of plots which are sub-divided in built up areas the means of access to each sub-plot from existing streets.

Building Plan:
The plans of the building with elevations and sections accompanying the notices shall be drawn to a scale of 1:100 and shall-

a) include floors together with the covered area clearly indicating the size of the rooms, the position and which of staircase, ramps and other exit-ways, lift-wells, lift machine rooms and lift pit details, meter room and electrical sub-station. It shall also include the ground floor plan as well as the basement plan and shall indicate the details of parking spaces, loading and un-loading spaces, if required to be provided around and within the building as also the access ways and appurtenant open spaces with projection in dotted lines, the distance from any building existing on the plot in figured dimensions along with the accitory building. These plans will also contain the details listed in D. C. Rule (Form 1 of Appendix X)
b) show the use or occupancy of all parts of the buildings;
c) show the exact location of essential services, e.g. water closet (W.C.) sink, bath;
d) include sectional drawings clearly the sizes of the footings, thickness of basement wall, wall construction, size and spacing of framing members, floor slabs and roof slabs with their materials. The section shall indicate the heights of the building and rooms and also the height of the parapet and the drainage and the slope of the roof. At least one section should be taken through the staircase. The structural plan giving details of all structural elements and materials used along with structural calculations can be submitted separately, but in any circumstances before the issue of the development permission / commencement certificate.
e) Show relative levels of streets ;
f) Indicate details of basket privy / served privy, if any
g) Give dimensions of the portions projecting beyond the permissible building line ;
h) Include a terrace plan indicating the drainage and the slope of the roof
i) Indicate north line relative to the plans;
j) Give a schedule of doors, windows and ventilators
k) Provide such other particulars as may be prescribed by the Commissioner

Provide that with the building plans for multi-storeyed high rise or special buildings, the following additional information shall be furnished or indicated on the buildings plans;

a) access to fire appliances / vehicles with details of vehicular turning circle and clear motor-able access-way around the building.
b) Size (width) of main and alternative staircase along with the balcony approach, corridor, ventilated lobby approach
c) Location and details of lift enclosures
d) Location and size of fire lift
e) Smoke stop lobby door, where provided
f) Refuse - refuses chamber, services duct, etc.
g) Vehicular loading and unloading parking spaces
h) Refuse area, if any
i) Details of air-conditioning system with position of fire dampers, mechanical ventilation system, electrical services, (with dimensions of electrical transforming sub-stations etc.) boilers gas pipes, meter rooms etc.,
j) Details of exists, including ramps, etc., for hospitals and special risks,
k) Location of generator, transformer and switch gear room
l) smoke exhaust system, if any
m) details of the alarm system
n) location of centralized control, connecting all fire alarms, built-in fire protection arrangements and public address system etc;
o) location and dimensions of static water storage tank and pump room along with fire services inlets for mobile pump and storage tank;
p) location and details of fixed fire protection installation such as sprinklers, wet hose reels, denchers, carbon-dioxide (Co2) installations, etc., and
q) location and details of first aid and fire fighting equipment / installations.

Service Plan:
Plan and sectional elevations of private water supply, sewage disposal system and details of building services where required by the Commissioner, shall be made available on & scale of not less than 1:100 before undertaking such work.

Working drawing shall be exactly as per Municipal Drawings and Presentation Drawings,. There should not be any difference between them.

Structural Consultant's Scope of Services:

1. Concept Stage:

1.1 To study the set of preliminary architectural drawings and identify alternative structural solutions which may require further study and necessary revision.
1.2 Inspect the site and initiate normal self investigation work
1.3 Prepare structural scheme drawing at 1:200 scale showing the recommended solution.

2. Preliminary Stage:
2.1 To finalize the method and programme for the construction of the structural framework of the buildings.
2.2 Prepare structural out line drawings at 1:100 scale based on the approved scheme drawings.
2.3 Prepare preliminary estimate of cost of the structural items of work
2.4 Prepare drawings, typical design calculations and such other documents for submission to the local authorities.

3. Tender Stage:
3.1 Carry out preliminary structural design and computer analysis for lateral loads etc.
3.2 Prepare final structural design based on final analysis of the entire structure
3.3 Prepare tender drawings at 1:100 scale giving all the information necessary for the contractors to visualize their scope of work.
3.4 Prepare a statement of quantities of structural items of work to be included in the tender documents and present a rough estimate of cost.
3.5 Prepare typical working drawings for all the important structural elements within the building to enable the bidders to estimate their rates accurately.
3.6 Prepare detailed specification for all the structural items.

4. Detailed Design State:

5. Construction State:
5.1 To discuss and finalise the construction programme including temporary works as well as special construction techniques etc. with the selected contractor.
5.2 (a) Advise on testing of various materials to be incorporated in the construction
(b) To check mix design submitted by contractors
5.3 Make periodic site visits as considered necessary to co-ordinate the work and to give guidance to the clerk of works appointed by the owner.
5.4 Check and certify the quality of structural items of work and advise the owner about problems if any
5.5 Scrutinize the proposals submitted for modifications if any in the final plan or architectural features causing changes in the pattern of loading on the structure.
5.6 Make final site visit to impact the completed building and issue of the final “Stability Certificate” for submission to the concerned authorities.
5.7 Prepare drawings, typical design calculations and such other documents for submission to the local authorities.

6. Check List:
1. All layouts are as per architectural drawings.
2. If dobra plans are provided, check dimensions and orientation of columns with architectural drawings

A. Scope of Services

1. Concept Stage:

1.1 To study the set of preliminary architectural drawing and identify due position and alternative routes which may require further study and necessary revisions.
1.2 Inspect the site if required
1.3 Prepare the preliminary report and rough indication of the estimated cost as per Architect’s / Owner’s requirements.
1.4 Study various alternatives schemes for water supply, sewage disposal etc., and preparation of estimate.

2. Preliminary Stage:
2.1 Preparation of basic schemes as per owner’s requirements.
2.2 Preparation of drawings of the schemes approved by the owners.
2.3 Preparation of the estimate of cost
2.4 Prepare the set of drawings of the scheme approved by the owner for submission of the local authorities such as Drainage, Water Department and Fire Brigade and local authorities for obtaining their approval.

3. Tender Stage:
3.1 Prepare tender drawings giving all the information necessary for the contractors to visualize their scope of work.

4 Execution Stage:
4.1 Preparation and supply of the execution drawings for the project
4.2 Visit to site by Senior Engineer / Consultant for periodical inspection and when necessary during the period of execution of the work and convey decision and instruction to site from time to time.
4.3 Testing the commissioning of work and checking and certifying the bills of contractors.
4.4 Get all the defects rectified during the defects liability period. This shall be deemed to have completed when the virtual completion certificate is issued by the consultant for the respective work.

Key Plan or Location Plan:

A Key plan drawn to a scale of not less than 1:4000 shall be submitted along-with the application for development permission and commencement certificate showing the boundary locations of the site with respect to neighborhood lead-marks.

Site Plan:
The site plan shall be prepared with an application for permission drawn to a scale of 1:500 showing in addition the following.

k. the ground area of the whole property and the break-up of the covered area on each floor with the calculations for percentage covered in each floor in terms of the total area of the plot as required by the Regulations governing the coverage of the area,
l. Overhead electric supply lines including space for electrical transforming sub-station according to the requirements of the electric distribution licenses, water supply and drainage line,
m.Such other particulars as may be prescribed by the Commissioner.

Sub-Division / Lay-Out Plan:
A sub-division layout plan to a scale of not less than 1:500 which shall be duly authenticated by the appropriate officer of District Inspector of Land Records / containing the following
a. scale used and the north line
b. the location of all proposed and existing roads with their names, existing / proposed / prescribed width within the land;
c. dimensions of plot along with the building lines showing the set-backs with dimensions with each plot

i) the location of drains, sewers, public facilities and services, electric lines, etc.,
ii) a table indicating the size, area and use of all the plots in the sub-division / layout plan
iii) a statement indicating the total area of the site area utilized under roads, open spaces for parks, playgrounds recreation spaces and development plan designations, reservations and allocations, schools, shopping and other public places along with their percentage with reference to the total area of the site.
iv) In the case of plots which are sub-divided, in built-up areas, in addition to the above the means of access to the sub-division from existing streets, and in addition, in case of plots which are sub-divided in built up areas the means of access to each sub-plot from existing streets.

Building Plan:
The plans of the building with elevations and sections accompanying the notices shall be drawn to a scale of 1:100 and shall-

a) include floors together with the covered area clearly indicating the size of the rooms, the position and which of staircase, ramps and other exit-ways, lift-wells, lift machine rooms and lift pit details, meter room and electrical sub-station. It shall also include the ground floor plan as well as the basement plan and shall indicate the details of parking spaces, loading and un-loading spaces, if required to be provided around and within the building as also the access ways and appurtenant open spaces with projection in dotted lines, the distance from any building existing on the plot in figured dimensions along with the accitory building. These plans will also contain the details listed in D. C. Rule (Form 1 of Appendix X)
b) show the use or occupancy of all parts of the buildings;
c) show the exact location of essential services, e.g. water closet (W.C.) sink, bath;
d) include sectional drawings clearly the sizes of the footings, thickness of basement wall, wall construction, size and spacing of framing members, floor slabs and roof slabs with their materials. The section shall indicate the heights of the building and rooms and also the height of the parapet and the drainage and the slope of the roof. At least one section should be taken through the staircase. The structural plan giving details of all structural elements and materials used along with structural calculations can be submitted separately, but in any circumstances before the issue of the development permission / commencement certificate.
e) Show relative levels of streets ;
f) Indicate details of basket privy / served privy, if any
g) Give dimensions of the portions projecting beyond the permissible building line ;
h) Include a terrace plan indicating the drainage and the slope of the roof
i) Indicate north line relative to the plans;
j) Give a schedule of doors, windows and ventilators
k) Provide such other particulars as may be prescribed by the Commissioner

Provide that with the building plans for multi-storeyed high rise or special buildings, the following additional information shall be furnished or indicated on the buildings plans;

a) access to fire appliances / vehicles with details of vehicular turning circle and clear motor-able access-way around the building.
b) Size (width) of main and alternative staircase along with the balcony approach, corridor, ventilated lobby approach
c) Location and details of lift enclosures
d) Location and size of fire lift
e) Smoke stop lobby door, where provided
f) Refuse - refuses chamber, services duct, etc.
g) Vehicular loading and unloading parking spaces
h) Refuse area, if any
i) Details of air-conditioning system with position of fire dampers, mechanical ventilation system, electrical services, (with dimensions of electrical transforming sub-stations etc.) boilers gas pipes, meter rooms etc.,
j) Details of exists, including ramps, etc., for hospitals and special risks,
k) Location of generator, transformer and switch gear room
l) smoke exhaust system, if any
m) details of the alarm system
n) location of centralized control, connecting all fire alarms, built-in fire protection arrangements and public address system etc;
o) location and dimensions of static water storage tank and pump room along with fire services inlets for mobile pump and storage tank;
p) location and details of fixed fire protection installation such as sprinklers, wet hose reels, denchers, carbon-dioxide (Co2) installations, etc., and
q) location and details of first aid and fire fighting equipment / installations.

Service Plan:
Plan and sectional elevations of private water supply, sewage disposal system and details of building services where required by the Commissioner, shall be made available on & scale of not less than 1:100 before undertaking such work.

Structural Consultant's Scope of Services:

1. Concept Stage:

1.1 To study the set of preliminary architectural drawings and identify alternative structural solutions which may require further study and necessary revision.
1.2 Inspect the site and initiate normal self investigation work
1.3 Prepare structural scheme drawing at 1:200 scale showing the recommended solution.

2. Preliminary Stage:
2.1 To finalize the method and programme for the construction of the structural framework of the buildings.
2.2 Prepare structural out line drawings at 1:100 scale based on the approved scheme drawings.
2.3 Prepare preliminary estimate of cost of the structural items of work
2.4 Prepare drawings, typical design calculations and such other documents for submission to the local authorities.

3. Tender Stage:
3.1 Carry out preliminary structural design and computer analysis for lateral loads etc.
3.2 Prepare final structural design based on final analysis of the entire structure
3.3 Prepare tender drawings at 1:100 scale giving all the information necessary for the contractors to visualize their scope of work.
3.4 Prepare a statement of quantities of structural items of work to be included in the tender documents and present a rough estimate of cost.

5. Construction State:
5.1 To discuss and finalise the construction programme including temporary works as well as special construction techniques etc. with the selected contractor.

(b) To check mix design submitted by contractors
5.3 Make periodic site visits as considered necessary to co-ordinate the work and to give guidance to the clerk of works appointed by the owner.
5.4 Check and certify the quality of structural items of work and advise the owner about problems if any
5.5 Scrutinize the proposals submitted for modifications if any in the final plan or architectural features causing changes in the pattern of loading on the structure.
5.6 Make final site visit to impact the completed building and issue of the final “Stability Certificate” for submission to the concerned authorities.

2.2 Preparation of drawings of the schemes approved by the owners.

Municipal Drawing
Key Plan or Location Plan:

A Key plan drawn to a scale of not less than 1:4000 shall be submitted along-with the application for development permission and commencement certificate showing the boundary locations of the site with respect to neighborhood lead-marks.

Site Plan:
The site plan shall be prepared with an application for permission drawn to a scale of 1:500 showing in addition the following.
a. the boundaries of the site and of any contiguous land belonging to the owner of the site
b. the position of the site in relation to neighboring streets
c. the names of the streets on which the building is proposed to be situated, if any
d. all existing buildings contained in the site with their names (were the buildings are given names) and their numbers
e. the position of the building and other buildings, if any, in relation to –
  • the boundaries of the site and in a case where the site has been partitioned, the boundaries of the portions owned by others ;
  • all adjacent steels, buildings (with number of storeys and height) and premises within a distance of 12 m. of the work site and of the contiguous land (if any) referred to in (a); and
  • if there is no street within a distance of 12 m. of the site, the nearest existing street with its name;
f. the means of access from the street to the building, and to all other buildings (if any) which the applicant intends to erect upon his contiguous land referred to in (a) above,
g. the space to be left around the building to secure free circulation of air, admission of liand access for scavenging purposes,
h. the width of the street (if any) in front and of the street (if any) at the side or near the building;
i. the direction of the north line relative to the plan of the building;
j. any existing physical features, such as wells, tanks, drains or trees ;
k. the ground area of the whole property and the break-up of the covered area on each floor with the calculations for percentage covered in each floor in terms of the total area of the plot as required by the Regulations governing the coverage of the area,
l. Overhead electric supply lines including space for electrical transforming sub-station according to the requirements of the electric distribution licenses, water supply and drainage line,
m.Such other particulars as may be prescribed by the Commissioner.

Sub-Division / Lay-Out Plan:
A sub-division layout plan to a scale of not less than 1:500 which shall be duly authenticated by the appropriate officer of District Inspector of Land Records / containing the following
a. scale used and the north line
b. the location of all proposed and existing roads with their names, existing / proposed / prescribed width within the land;
c. dimensions of plot along with the building lines showing the set-backs with dimensions with each plot

i) the location of drains, sewers, public facilities and services, electric lines, etc.,
ii) a table indicating the size, area and use of all the plots in the sub-division / layout plan
iii) a statement indicating the total area of the site area utilized under roads, open spaces for parks, playgrounds recreation spaces and development plan designations, reservations and allocations, schools, shopping and other public places along with their percentage with reference to the total area of the site.
iv) In the case of plots which are sub-divided, in built-up areas, in addition to the above the means of access to the sub-division from existing streets, and in addition, in case of plots which are sub-divided in built up areas the means of access to each sub-plot from existing streets.

Building Plan:
The plans of the building with elevations and sections accompanying the notices shall be drawn to a scale of 1:100 and shall-

a) include floors together with the covered area clearly indicating the size of the rooms, the position and which of staircase, ramps and other exit-ways, lift-wells, lift machine rooms and lift pit details, meter room and electrical sub-station. It shall also include the ground floor plan as well as the basement plan and shall indicate the details of parking spaces, loading and un-loading spaces, if required to be provided around and within the building as also the access ways and appurtenant open spaces with projection in dotted lines, the distance from any building existing on the plot in figured dimensions along with the accitory building. These plans will also contain the details listed in D. C. Rule (Form 1 of Appendix X)
b) show the use or occupancy of all parts of the buildings;
c) show the exact location of essential services, e.g. water closet (W.C.) sink, bath;
d) include sectional drawings clearly the sizes of the footings, thickness of basement wall, wall construction, size and spacing of framing members, floor slabs and roof slabs with their materials. The section shall indicate the heights of the building and rooms and also the height of the parapet and the drainage and the slope of the roof. At least one section should be taken through the staircase. The structural plan giving details of all structural elements and materials used along with structural calculations can be submitted separately, but in any circumstances before the issue of the development permission / commencement certificate.
e) Show relative levels of streets ;
f) Indicate details of basket privy / served privy, if any
g) Give dimensions of the portions projecting beyond the permissible building line ;
h) Include a terrace plan indicating the drainage and the slope of the roof
i) Indicate north line relative to the plans;
j) Give a schedule of doors, windows and ventilators
k) Provide such other particulars as may be prescribed by the Commissioner

Provide that with the building plans for multi-storeyed high rise or special buildings, the following additional information shall be furnished or indicated on the buildings plans;

a) access to fire appliances / vehicles with details of vehicular turning circle and clear motor-able access-way around the building.
b) Size (width) of main and alternative staircase along with the balcony approach, corridor, ventilated lobby approach
c) Location and details of lift enclosures
d) Location and size of fire lift
e) Smoke stop lobby door, where provided
f) Refuse - refuses chamber, services duct, etc.
g) Vehicular loading and unloading parking spaces
h) Refuse area, if any
i) Details of air-conditioning system with position of fire dampers, mechanical ventilation system, electrical services, (with dimensions of electrical transforming sub-stations etc.) boilers gas pipes, meter rooms etc.,
j) Details of exists, including ramps, etc., for hospitals and special risks,
k) Location of generator, transformer and switch gear room
l) smoke exhaust system, if any
m) details of the alarm system
n) location of centralized control, connecting all fire alarms, built-in fire protection arrangements and public address system etc;
o) location and dimensions of static water storage tank and pump room along with fire services inlets for mobile pump and storage tank;
p) location and details of fixed fire protection installation such as sprinklers, wet hose reels, denchers, carbon-dioxide (Co2) installations, etc., and
q) location and details of first aid and fire fighting equipment / installations.

Service Plan:
Plan and sectional elevations of private water supply, sewage disposal system and details of building services where required by the Commissioner, shall be made available on & scale of not less than 1:100 before undertaking such work.

Working drawing shall be exactly as per Municipal Drawings and Presentation Drawings,. There should not be any difference between them.

STRUCTURAL DRAWING

Structural Consultant's Scope of Services:

1. Concept Stage:

1.1 To study the set of preliminary architectural drawings and identify alternative structural solutions which may require further study and necessary revision.
1.2 Inspect the site and initiate normal self investigation work
1.3 Prepare structural scheme drawing at 1:200 scale showing the recommended solution.

2. Preliminary Stage:
2.1 To finalize the method and programme for the construction of the structural framework of the buildings.
2.2 Prepare structural out line drawings at 1:100 scale based on the approved scheme drawings.
2.3 Prepare preliminary estimate of cost of the structural items of work
2.4 Prepare drawings, typical design calculations and such other documents for submission to the local authorities.

3. Tender Stage:
3.1 Carry out preliminary structural design and computer analysis for lateral loads etc.
3.2 Prepare final structural design based on final analysis of the entire structure
3.3 Prepare tender drawings at 1:100 scale giving all the information necessary for the contractors to visualize their scope of work.
3.4 Prepare a statement of quantities of structural items of work to be included in the tender documents and present a rough estimate of cost.
3.5 Prepare typical working drawings for all the important structural elements within the building to enable the bidders to estimate their rates accurately.
3.6 Prepare detailed specification for all the structural items.
3.7 Issue six copies of tender drawings.

4. Detailed Design State:
4.1 Prepare working drawings for the project
4.2 Issue six copies of drawings bearing “Valid for construction” stamp
4.3 Issue Bar bending schedules for all the items of structural work
4.4 Prepare drawings, typical design calculations and such other documents for submission to the local authorities.
4.5 Issue specification of steel along with I.S. Code no.
4.6 Prepare requirement of steel – in various members like foundation, beam, slab, columns etc.

5. Construction State:
5.1 To discuss and finalise the construction programme including temporary works as well as special construction techniques etc. with the selected contractor.
5.2 (a) Advise on testing of various materials to be incorporated in the construction
(b) To check mix design submitted by contractors
5.3 Make periodic site visits as considered necessary to co-ordinate the work and to give guidance to the clerk of works appointed by the owner.
5.4 Check and certify the quality of structural items of work and advise the owner about problems if any
5.5 Scrutinize the proposals submitted for modifications if any in the final plan or architectural features causing changes in the pattern of loading on the structure.
5.6 Make final site visit to impact the completed building and issue of the final “Stability Certificate” for submission to the concerned authorities.
5.7 Prepare drawings, typical design calculations and such other documents for submission to the local authorities.

6. Check List:
1. All layouts are as per architectural drawings.
2. If dobra plans are provided, check dimensions and orientation of columns with architectural drawings
3. Minimum depth of footing have been given
4. Concrete grade is to be given
5. Check all dimensions and sections
6. Check all reinforcement details, at junction ensure reinforcement details are not congested to prevent vibration of concrete

9. Check depth of beams over door / windows to ensure enough gap is available for provision of inlet and masonry otherwise beam depths to be modified over door / window opening
10. Check all sunken slabs are as per architectural requirements
11. Check all details of joggling of bars to reduce the column and also at column, beam functions
12. Check typical detail mode of measurement
13. Check details of laps in reinforcement bars in compression and in tension
14. Check details around cut outs and sleeves in structural member
15. Check preferable location of cold, joints, construction joints and its details

Plumbing and Water Supply Consultant.

A. Scope of Services

1. Concept Stage:

1.1 To study the set of preliminary architectural drawing and identify due position and alternative routes which may require further study and necessary revisions.
1.2 Inspect the site if required
1.3 Prepare the preliminary report and rough indication of the estimated cost as per Architect’s / Owner’s requirements.
1.4 Study various alternatives schemes for water supply, sewage disposal etc., and preparation of estimate.

2. Preliminary Stage:
2.1 Preparation of basic schemes as per owner’s requirements.
2.2 Preparation of drawings of the schemes approved by the owners.
2.3 Preparation of the estimate of cost
2.4 Prepare the set of drawings of the scheme approved by the owner for submission of the local authorities such as Drainage, Water Department and Fire Brigade and local authorities for obtaining their approval.

3. Tender Stage:
3.1 Prepare tender drawings giving all the information necessary for the contractors to visualize their scope of work.
3.2 Prepare schedule of quantities, general specification based on the approved design and prepare tender documents for each services.
3.3 Prepare typical working drawings for all the important elements within the building to enable the bidders to estimate their rates accurately.
3.4 On the basis of the schedule of quantities and specifications prepare estimated cost of the work for each services.
3.5 Invite tenders, advise the owner for the selection of the contractors and prepare contract document.

4 Execution Stage:
4.1 Preparation and supply of the execution drawings for the project
4.2 Visit to site by Senior Engineer / Consultant for periodical inspection and when necessary during the period of execution of the work and convey decision and instruction to site from time to time.
4.3 Testing the commissioning of work and checking and certifying the bills of contractors.
4.4 Get all the defects rectified during the defects liability period. This shall be deemed to have completed when the virtual completion certificate is issued by the consultant for the respective work.
